Repairs & Online Payment

We strive to support residents with repair needs within 72 hours from the date of the request for non-emergencies and within 24 hours of the request for emergencies. To submit a repair request or make an online payment please visit your RudHil portal. If you are unsure if your repair request is an emergency or not please see below for additional information. 

Emergency Maintenance

Emergency Maintenance situations should not be submitted via the form above. If you are in need of emergency maintenance please call 770-853-8487 for non-structural emergencies.

Fire

Call 911! Then call the after-hours phone number:  770-853-8487

Major Water leaks

A gushing broken pipe, on the other hand, is most definitely worth a call to the apartment maintenance emergency phone:  770-853-8487.

If the leak can be contained in a bucket such as a small leak under a kitchen sink, can likely wait until a maintenance person is available. Please submit a request above.

Absence of Air Conditioning

If it’s over 90 degrees outside, this is an apartment maintenance emergency, call  770-853-8487. In the meantime, open some windows, get out that box fan, and be sure to hydrate!

Crisis in the Cold

If it’s below 50 degrees outside and your apartment heat isn’t working, call  770-853-8487, and bundle up!

Power Outage

Any major electrical failure, inside your apartment, is considered an emergency. Be sure you’ve tried resetting the circuit breakers, resetting the GFI breakers on your outlets, and you’ve checked any fuses that might be burned out. If unsuccessful, call the apartment maintenance emergency phone 770-853-8487.

Plumbing Emergencies

Sewage overflowing into the apartment is always an emergency, call 770-853-8487.

Clogged Toilet or Sink is ONLY an emergency if there is only one toilet in the unit AND you have made every effort, including plunging, to clear the stoppage yourself. In any case, turn off the water valve behind the toilet, shut the lid, and clean up any mess. Due to health issues facilities or vendor representatives will not begin work until the area is cleaned up and essentially free of bacterial contaminants.

No Hot Water in your Apartment is ONLY an emergency if there has been no hot water for an extended period of time: days not hours. In the event of no hot water, and it is not during Rainbow Village’s normal business hours, we may be unable to repair the problem in as timely a manner as we would like.

Locked Out?

If you are locked out during normal office hours, please stop by the Rainbow Village office to sign out a spare key. This spare key must be returned to the office by the close of business the same day.
